What is the Closing Disclosure, and why must I receive it three days before closing?

Answer

The Closing Disclosure is a five-page federal form that lays out your final loan terms, monthly payment, interest rate, and every closing cost. Under the CFPB's TRID rule, your lender must deliver it at least three business days before closing so you have time to review it and compare it against your original Loan Estimate. Check that the loan amount, rate, and cash to close match what you were promised, and question any fees that jumped. Certain changes, like a higher APR or a switch to a different loan product, reset the three-day clock and delay closing. Never sign at the table without reviewing this document. The CFPB offers a free line-by-line Closing Disclosure checklist at consumerfinance.gov.
