Do I really need a home inspection before buying?

Almost always, yes. A home inspection is a few-hundred-dollar visual exam of the home's major systems – roof, foundation, electrical, plumbing, HVAC, and more – done after your offer is accepted but before closing. It often reveals problems you can't see, giving you leverage to ask the seller to make repairs, credit you money, or let you walk away under an inspection contingency. In hot markets, some buyers waive inspections to win, but that's a real gamble since a hidden structural or system issue can cost tens of thousands. If you must compete, consider an information-only inspection (no repair requests) so you at least know what you're buying. Attend the inspection if you can, and read the full report, not just the summary.
